Does a home sitting on the market mean something is wrong with it?
Not necessarily. In today’s Temescal Valley real estate market, homes are taking longer to sell because buyers have more choices and more time to evaluate them. A home sitting on the market for 30 to 60 days doesn’t automatically signal a problem with the property โ it often reflects broader market conditions, including higher inventory levels and shifting buyer behavior.
What matters most is how you’re priced, how your home is presented, and whether your marketing is reaching the right buyers at the right time.

The market has shifted. Buyers have options โ and they’re using them.
That doesn’t mean your home won’t sell. It means the path from “listed” to “under contract” looks a little different than it did two years ago. Understanding that difference will help you make smarter decisions instead of reactive ones.
Why Homes Are Taking Longer to Sell in 2026
In 2021 and 2022, homes in Temescal Valley were going under contract in days โ sometimes hours. Buyers were waiving inspections, writing letters, and competing against five or ten other offers just to have a chance.
That’s not the market we’re in right now.
Today’s buyers have more inventory to choose from. They’re comparing homes, taking their time on due diligence, and negotiating โ in some cases, for the first time in years. That shift hasn’t made Temescal Valley a buyer’s market in the traditional sense, but it has made it a more deliberate one.
The result? Average days on market have extended. A home that might have gone pending in five days in 2022 might now take 30 to 45 days. That’s not a red flag. That’s math.
What matters is whether your home is working the market โ or just sitting in it.
What Actually Drives Days on Market
When a listing extends beyond the expected window, there are usually a handful of factors in play. Some are within your control. Some aren’t.
Pricing is the most common driver. If a home is priced above what buyers are willing to pay for it โ based on current comps, not peak-market comps โ it will sit. Buyers in today’s market are well-informed. They’ve seen the data. They won’t overpay, and they don’t have to.
Marketing reach is the second variable that most sellers underestimate. Getting your home on the MLS is the floor, not the ceiling. The sellers who move quickly are the ones whose homes are in front of buyers who are actively looking โ through targeted digital campaigns, social media, email databases, and agent-to-agent outreach.
If your marketing plan started and ended with a sign in the yard and an MLS listing, you’re leaving reach on the table.
Presentation rounds out the top three. Buyers in today’s market are choosy โ and they have the luxury of being choosy. A home that photographs well, shows cleanly, and feels move-in ready gets more attention. A home with dated photos, cluttered rooms, or deferred maintenance visible at the front door gives buyers a reason to pass.
None of these factors are permanent. All of them are fixable โ if you catch them early and respond strategically.

The Upside of Extended Market Time โ For Buyers and Sellers
Here’s something most people miss: a home that’s been on the market for a while isn’t just a problem. It’s also an opportunity โ depending on which side of the transaction you’re on.
For buyers, homes with extended market time often come with sellers who are more open to negotiation. The urgency dynamic that favored sellers in 2021 has loosened. If you’ve been waiting to find a home where you have some room to negotiate on price, closing costs, or repairs โ those homes often have a longer days-on-market count.
Some of the best opportunities in Temescal Valley right now are homes other buyers have overlooked. Not because those homes are flawed โ but because the buyer pool moved on after the initial listing buzz faded. A second look with fresh eyes (and a strong offer) can get you into a great home with terms you couldn’t have negotiated two years ago.
For sellers in this position, the insight is different: if your home has been on the market for longer than you expected, that’s data. It’s telling you something specific about your price, your presentation, or your marketing strategy โ and probably not all three at once.
The homeowners we work with who recover quickly from an extended listing period are the ones who diagnose the issue accurately and respond deliberately โ not the ones who panic and slash the price.
What to Do If Your Home Is Sitting
If your home has been on the market for 30 days or more without an offer, here’s how to think through it.
First, look at your showing activity. Are buyers coming through? If you’re getting showings but no offers, that’s a pricing or presentation issue โ buyers are interested enough to visit but not compelled to commit. If you’re not getting showings at all, that’s a marketing or price problem at the top of the funnel.
Second, pull fresh comps. What have similar homes sold for in the last 30 days โ not 90 days? The market shifts. A comp from November might not reflect what buyers are paying in April. If your price made sense at listing but comps have moved, your price needs to move with them.
Third, refresh the listing. New photos, a refreshed description, a price adjustment, or even a temporary withdrawal and relist can reset buyer perception. Buyers who passed on your home two weeks ago will see it as new inventory if the listing has been updated and reshared.
None of this requires panic. It requires an honest assessment and a clear plan โ the kind your listing agent should be proactively bringing to you, not waiting for you to ask about.
