3. Marketing depth
Third — and most overlooked — is the actual marketing. Many agents still treat marketing as “list on MLS, syndicate to Zillow, hold an open house.” That’s the floor, not the ceiling.
Effective marketing in 2026 includes: professional still photography (with editing for evening shots and HDR processing), professional video tour (often a 60–90 second cinematic walkthrough), 3D virtual tour for remote buyers, drone aerial photography where appropriate, targeted digital ads to specific buyer demographics, social media campaigns (Instagram Reels, Facebook, TikTok where appropriate), Coming Soon pre-launch strategy, dedicated property landing page, and outreach to agents with active matching buyers.
Not every home needs every element. Most need more than the agent default. Homes that get strong marketing reach a wider buyer pool, generate more showings, and produce more offers — which translates directly to better pricing outcomes.
Why these three matter together
Each of these factors compounds the others. Strong pricing attracts attention, but only if the marketing is reaching buyers. Strong marketing reaches buyers, but only if the price gets the home into the right search filters. Strong preparation supports the price, but only if buyers see the result through quality photography.
The homes that sell quickly almost always nail all three. The homes that struggle usually had at least one weak link.

Pricing: Where do recent comps actually transact? Where does your buyer pool’s qualifying payment land? Is your price in that range, or above it? If above, the price is the issue.
Preparation: Walk through your listing photos as if you were a buyer comparing 30 homes online. Does it look better than competing listings? If not, prep is the issue. Sometimes a refresh — new staging, new photos — restarts momentum.
Marketing: What’s actually being done beyond MLS syndication? Are video, digital, and social campaigns happening? If your marketing is shallow, that’s the issue.
